Complete Apartment Envelope Restoration- Richmond, BC

90 unit complex, wood-framed, 3 storey apartment with above ground parkade, constructed in 1977. 

Kallio worked with building envelope engineers to completely restore this 3 level apartment building. All existing building envelope components were beyond their service life, causing significant deterioration of the structure.

Balcony Restoration – Port Moody, BC

280 unit complex, wood-framed, 4 storey with above ground parkade. Constructed in 1998.

Kallio worked with building envelope engineers on the  renewal of 87 balconies. Existing liquid membranes were approaching the end of their service life. Moisture ingress from top-mounted railing fasteners and aged liquid membrane was causing balcony framing to rot.

Critical structural repairs & complete envelope restoration – Surrey, BC

52 unit Strata, wood-framed, 3 storey with above ground parkade. Constructed in 1984.

Kallio Restoration was hired by the client to investigate the source of water ingress into a 2nd floor bedroom. Upon inspection, it was discovered that all 3 levels of the balcony stack required a full reconstruction. 

Work was completed with building envelope and structural engineers. Rotten critical structural framing members required temporary shoring and balcony access was prohibited.

Complete Townhouse Envelope Restoration – Surrey, BC

(8) 3500 sq ft townhouses, 2 storey plus basement, wood-framed, constructed in 1983.

Kallio worked with building envelope engineers to fully replace the existing building envelope. Existing cedar siding, windows&doors, and balcony membranes were beyond their service life and causing damage to the structure. Years of improper small repairs had delayed a proper restoration and contributed to on-going deterioration.

Apartment siding Replacement – Richmond, BC

90 unit apartment complex, 3 storey wood-framed with above ground parkade, constructed in 1982.

Kallio worked with Strata Council on a comprehensive siding replacement of vertical cedar siding and aluminum windows. Existing siding, and poor envelope details, were causing moisture ingress and damaging framing.

Church siding replacement, rot repair – Surrey, BC.

Kallio was called in to investigate on-going water ingress concerns at this Surrey church. Upon investigation, existing siding was showing signs of systemic failure and required replacement.

Townhouse window & balcony membrane replacement project – Richmond, BC

26 unit townhouse complex,  3 storey wood-framed, constructed in 1990.

Kallio worked with Strata Council to replace aged-out aluminum windows and balcony membranes. Existing windows were creating high levels of moisture inside and no longer provided the necessary thermal performance. Balcony membranes had started to fail and were causing damage to the framing.
